155 acres of undeveloped property on very diverse land. It is located at km. 27.5 on the Smith Road, or 13 kms. from the Mitsue Bridge.
It has abundant wildlife, including deer, moose, bear, beaver, rabbit, marten, squirrell, grouse and even pilleated woodpecker. Tree species are equally diverse, and include lodgepole and jackpine, black and white spruce. tamarack, aspen, poplar and white birch. It has had about 2,500 trees planted on it over the years. Soils are a humus over a layer of clay, with a deep layer of sand below this. 40 acres of this land was cleared as a hayfield about 40 years ago, and this area has since grown in.
This land has two creeks running through it, coming from a 7 acre pond in the back NE corner. The front is usually high and dry, and there are a couple of eskers running through the property that grow pine. This land is great for recreational activities. The beaver like to dam the creeks, and I have trapped the critters and torn down the dams with great success.
There has been a seismic line cut east to west about a third of the way up from the highway, meaning there is an interest to drill at some point. There is power available along the road.
A wise person would purchase this property, put a house on 10 acres on the west side and then sell the rest for what he or she paid for it. There are lots of opportunities for renting space, etc. One thing for sure, as demand continues to go up in Slave Lake, and as more people move in, the value of this property will simply continue to increase. Currently the taxes are only $85 per year, so it costs nothing to maintain it.
